I can point out potential issues or needed repairs during a home tour so you’ll have a great idea of the work a home may need before you even make an offer.

MASTER OF REAL ESTATE CONTRACTS: Having written hundreds of real estate contracts throughout my career, I’ve become an expert on all legally-binding documents associated with an Offer to Purchase. It is my goal to PROTECT YOU and write all real estate contracts in such a way that gives you maximum leverage throughout the deal.

FLEXIBILITY: I’m extremely flexible and am able to work around your schedule to set up showings. Morning, afternoon, or evening - I am available to help you. Additionally, I am able to offer virtual tours via FaceTime or other video messaging means to ensure you are able to view a home even if you are out of town!

The Pathway to Buying A Home

GET ACCESS TO MLS: MLS (Multiple Listing Service) is the MASTER DATABASE where all agents upload their listings! Third-party websites like Realtor.com and Zillow pull their data from the MLS database. The MLS app has a news feed (similar to Facebook or Instagram) that will display recent market activity for you. We will set up a custom search for you within the app so you know you’re getting the most recent and accurate info direct from the source!

CONNECT WITH A TRUSTED LENDER: It's crucial to have a PRE-APPROVAL IN HAND when you go to write an offer on a property. It’s extremely important in this competitive market to work with a local mortgage lender that is well-known for quality service and responsiveness. I have a strong connection with a several great lenders that will make your home-buying process smooth and increase the likelihood of an accepted offer!

SET UP HOME TOURS & PROVIDE RECOMMENDATIONS: As your buyer’s agent, I will use my years of experience to help you tour homes you wish to view. I'll never try to “sell” you a house. You'll know the right home when you see it and you will feel it in your heart! I will, however, point out any potential issues I see such as basement problems, worn roofs, old appliances (furnace, A/C), etc. so that you can make the smartest decision and be prepared for any work your new home may need.

WRITE AN OFFER: Once we find a home that you fall in love with, I'll help you craft the most appealing offer possible to increase your chances of winning the property. We will review similar sales in the immediate area so you can have confidence in the price you’re offering. Additionally, we will go over all contingencies in your offer (inspection, appraisal, etc.) that protect YOU as the buyer.

HOME INSPECTION: The home inspection is your opportunity to bring a professional inspector through your future home. Your home inspector will examine important components of the home such as the appliances, electrical wiring, basement, plumbing, windows, and roof and will give you advice on what items may need repair or replacement. During the home inspection, make sure you pick your inspector's brain and learn about how your new home functions and what regular maintenance it may need.

FINAL WALK THROUGH: Prior to closing, we will walk through your new home together to make sure the property is in the same condition as it was when you originally wrote your offer.

CLOSING: Closing is the most exciting day of all, as it's the day you receive the keys to your new home! I will be at closing with you to make sure all goes smoothly and that I can answer any questions that come up while signing papers. Most closings take less than an hour.
